The New Build

Situated at the rear of Barnstaple Youth House are some derelict buildings and a courtyard comprising of the old slaughter house to Butchers Row, and some stable blocks.

We have recently submitted building plans to the local planning office to allow us to build a major new youth complex allowing many more youth work charities and community organisations to join us and work together in a central location of the town providing the local people with activities and services that they want and need. We've undertaken a large survey of the local youth opinion to find out what they want and the new build will enable us to provide this.

Once the building plans have been approved we will be able to apply for funds for the cost of the build and fittings. The plans are available for viewing at the Youth House and if you have an interest in seeing them in full then please contact us.

New build progress - update October 2006

BYH is thrilled to have had our planning application approved by the local Planning Office. We are currently awaiting funding towards the cost of demolition for the derelict buildings at the rear. Once complete we will then look towards funding for a major capital build.

Funding bids are more likely to succeed if BYH can now identify a number of partner organisations willing to support various applications. We are looking for expressions of interest from community groups, Youth support projects and other local organisations who feel that their aims and objectives would compliment the purposes of the Trust.

New build progress - update April 2006

  1. BYH is now in the process of making a formal planning application for a major extension of our existing premises. The new build will encompass the derelict premises to the rear of the current Youth House, providing an easily accessible, very central location, created in response to identified need.
  2. Once planning approval has been granted, funding bids for the capital build costs and for furnishings, fittings and equipment will be submitted.
  3. Copies of floor plans and elevations are now available and BYH is inviting expressions of interest from potential hirers.
  4. At this stage, prior to obtaining building regulations approval, it should be possible to incorporate particular internal requirements. It would be most helpful if these could now be identified. (e.g. floor space required and purpose - number and size of individual rooms - ideal toilet/kitchen/utility facilities required - intended use, days and times etc.)
  5. Hiring rates will be inclusive of furnishings, fittings and some equipment as agreed at the time of booking. The charges will also be inclusive of all cleaning, care-taking and utilities etc. There will be no additional charges other than those that hirers choose to incur (e.g. 'phone, internet, photocopying etc.).
  6. Storage space must be incorporated within hirers' calculations, although there will still be some limited cupboard space available to assist small voluntary youth work groups and projects operating on a sessional basis.
  7. Early discussions indicate that continuing our three tier rental formula will best serve all parties and the following rates are provided as an initial guide for rooms not requiring high specification equipment (such as music rooms, recording studio, radio station, fitness suite, lighting rig etc.). The rates are for the sole use of space per annum; shared or sessional use is less costly.
    a) Business/commercial ventures
    £15 - £17 per sq. ft.
    b) Not for profit/social enterprise organisations
    £10 - £12 per sq. ft.
    c) Youth groups/vulnerable community groups
    £5 - £8 per sq. ft.
    (multiply by 10 and round up to get the rough cost per sq. metre pa)
